Most recently we have acquired a new lease on 225 Kentish
Town Road, London NW5.
Terms were agreed to acquire a new lease for a term of 10 years’
subject to a tenant’s only option to determine after 5 years of occupation at
an annual rent of £42,000 per annum with 4 months’ rent free followed by a
further 3 months’ rent free should the fifth year break not be operated.
In addition, terms were agreed to surrender the existing
lease of 122 St John’s Wood High Street back to the Landlord and a new lease
was taken on the front section of the above premises, in conjunction with the
landlord letting the rear section to Caprice Holdings Limited.
The new lease to Chesterton was agreed on the front section
of both the ground floor and basement for a term of 10 years at an initial rent
of £60,000 per annum, contracted outside the Landlord & Tenant Act 1954.
